Fresno Home Insurance
Coverage That Fits Where You Actually Live.
A 1960s ranch house in central Fresno, a new build in Clovis and a cabin road in Auberry are three different insurance markets. Our Fresno office, led by Patti Clem, compares 20+ carriers — including specialty markets for homes other agents turn away.

Fresno Homes Aren't One Insurance Market
Valley-floor neighborhoods
Most of Fresno and Clovis — Woodward Park, Fig Garden, Harlan Ranch, Copper River — is still written by standard carriers. Prices have climbed with statewide reinsurance costs, so the gap between carriers is often several hundred dollars a year for the same coverage.
Older central and southwest Fresno homes
Homes built in the 1950s through the 1970s run into underwriting questions about electrical panels, galvanized plumbing and roof age. Updating those systems opens up more carriers and better pricing. What insurers look for in an older home →
Foothill communities
East of Clovis toward Prather, Auberry, Tollhouse and Shaver Lake, many standard carriers have pulled back over wildfire risk. Surplus lines carriers, or the FAIR Plan paired with a difference-in-conditions policy, are realistic options there. Wildfire and non-renewal help →
Rural and agricultural properties
A homeowners policy isn't built for working land. If your property has farm buildings, equipment or livestock, it may need a farm and ranch policy instead — we'll tell you plainly which one fits.

What a Fresno Homeowners Policy Should Include
Coverage should match what it costs to rebuild — currently around $175–$250 per square foot for standard Fresno County construction — not your home's market value. Many limits haven't kept up since 2020.
An endorsement that adds 20–50% above your dwelling limit, so a surge in building costs after a disaster doesn't leave you short.
The common $100,000 default is thin for a family with a home, savings or a backyard pool. An umbrella policy adds $1 million or more on top.
Enough living-expense coverage for a long repair, plus a sewer and drain backup endorsement — often $50–$100 a year and especially useful in older neighborhoods.
What a Standard Fresno Policy Leaves Out
Earthquake
Excluded from every standard homeowners policy. Coverage is sold separately, including through the California Earthquake Authority. Do you need it? →
Flood
Also excluded. Homes near the San Joaquin River, canals or low-lying streets should at least price a flood policy — it often costs less than people expect. Flood insurance in California →
AC and home systems
Mechanical breakdown and wear and tear aren't covered, so a failed compressor in July is usually out of pocket. Ask about an equipment breakdown endorsement.
Sewer and drain backup
Not included unless you add the endorsement. It's one of the most common claims we see and one of the cheapest gaps to close.

Fresno Home Insurance — Frequently Asked Questions
How much is home insurance in Fresno?
As of 2026, a standard Fresno city home with $350,000–$500,000 of rebuild cost typically runs about $1,400–$2,400 a year. Clovis and northeast Fresno often run $1,800–$3,200, and foothill properties in Prather, Auberry and the Shaver Lake area can run $3,000–$7,000 or more when a standard carrier will write them at all. Your home's age, roof, construction, claims history and distance from wildland vegetation all move the price.
My Fresno homeowners policy was non-renewed. What should I do?
Start shopping as soon as the notice arrives — California insurers must give you at least 75 days' notice, and you do not want a gap in coverage, especially with a mortgage. An independent agent can check admitted carriers, surplus lines carriers and, if needed, the California FAIR Plan paired with a difference-in-conditions (DIC) policy. Call our Fresno office at (559) 490-0574 and bring your non-renewal letter.
Does homeowners insurance cover my air conditioner if it fails in the summer heat?
Usually not. Homeowners policies cover sudden damage from covered causes such as fire or lightning, but they exclude mechanical breakdown and wear and tear — which is how most AC units fail in a Fresno summer. Some carriers offer an equipment breakdown endorsement that covers HVAC, water heaters and other home systems; a home warranty is the other common option.
Do I need earthquake insurance in Fresno?
Fresno's earthquake risk is generally lower than coastal California's, but it is not zero, and standard homeowners policies exclude earthquake damage entirely. Whether it is worth buying depends on how much equity you have and whether you could rebuild without it. California insurers must offer earthquake coverage alongside a homeowners policy, so we can quote it with your home policy.
