Sacramento Home Insurance
From Agents Who Know Your Neighborhood.
A 1940s bungalow in Land Park, a newer home in Natomas and a ranch house near the American River in Fair Oaks are three different insurance markets. Our Citrus Heights office, led by Kevin Messall, compares 20+ carriers, including specialty markets for homes other agents turn away.

Sacramento Homes Aren't One Insurance Market
Older central neighborhoods
Land Park, Curtis Park, East Sacramento and Midtown are full of homes from the 1940s through the 1970s. Electrical panels, galvanized plumbing and roof age decide which carriers will write them, and updating those systems opens up better pricing. Insuring an older Sacramento home →
Natomas and the river corridors
Much of Natomas is a levee-protected floodplain, and homes near the Sacramento and American Rivers carry flood exposure that no homeowners policy covers. Whether or not your lender requires it, price a flood policy alongside your home quote. Flood insurance in Sacramento →
The eastern county and the wildland edge
Orangevale, Fair Oaks, Folsom and the Rancho Cordova foothills sit closer to wildland vegetation, as do parts of Elverta and Rio Linda. Many carriers now judge that risk parcel by parcel. We place these homes with standard carriers, surplus lines or the FAIR Plan. Wildfire and non-renewal help →
Newer suburbs
Elk Grove, North Natomas and Rancho Cordova's newer neighborhoods are still widely written by standard carriers. Even so, the same home can quote $500–$1,500 a year apart between carriers, so comparing several is where the savings are.
Want the numbers? Our guide How Much Is Home Insurance in Sacramento? breaks down typical premiums, from a standard single-family home at about $1,600–$2,800 a year to homes near the wildland edge.
What a Sacramento Homeowners Policy Should Include
Your limit should match what it costs to rebuild today, not your home's market value or what you paid. Construction costs are well above pre-2020 levels, and many limits haven't kept up.
An endorsement that adds 20–50% above your dwelling limit, so a surge in building costs after a disaster doesn't leave you short.
The common $100,000 default is thin for a family with a home and savings. An umbrella policy adds $1 million or more on top.
In Sacramento's rental market, 12–24 months of living-expense coverage is appropriate for a long repair. Add a sewer and drain backup endorsement too, often $50–$100 a year.

What a Standard Sacramento Policy Leaves Out
Flood
Excluded from every standard homeowners policy. NFIP policies usually take 30 days to start, so don't wait for a storm forecast. Why to buy before winter →
Earthquake
Also excluded. Coverage is sold separately, including through the California Earthquake Authority, and we can quote it with your home policy. Do you need it? →
AC and home systems
Mechanical breakdown and wear and tear aren't covered, so a failed compressor in a July heat wave is usually out of pocket. Ask about an equipment breakdown endorsement.
Sewer and drain backup
Not included unless you add the endorsement. It's one of the most common claims in Sacramento's older neighborhoods and one of the cheapest gaps to close.

Sacramento Home Insurance — Frequently Asked Questions
My Sacramento homeowners policy was non-renewed. What should I do?
Start shopping as soon as the notice arrives. California insurers must give you at least 75 days' notice, and you do not want a gap in coverage, especially with a mortgage. An independent agent can check admitted carriers, surplus lines carriers and, if needed, the California FAIR Plan paired with a difference-in-conditions (DIC) policy. Call our Citrus Heights office at (916) 576-4000 and bring your non-renewal letter.
Will a new roof lower my home insurance?
Often, yes. A roof over 15 to 20 years old, or any wood shake roof, raises premiums and rules out some carriers entirely. A new Class A composition or metal roof can lower your premium and reopen carriers that declined your home before. Ask us to requote as soon as the new roof is installed.
How much dwelling coverage do I need?
Enough to rebuild your home from the ground up at today's construction costs. That is not its market value or what you paid for it, and the numbers are often very different. We run a replacement cost estimate when we quote, and we recommend extended replacement cost coverage, which adds 20–50% above your limit in case building costs surge after a disaster.
Does homeowners insurance cover a tree falling on my house?
Usually, when a covered cause such as wind brings the tree down onto your home or another insured structure. The policy pays to repair the damage, and most policies include a limited amount for removing the tree. Damage from a tree you knew was dead or leaning can be disputed as a maintenance issue, so call us before it falls if you have one on or near your property.
